Level 1: Consultation with Report

OCCUPIED PROPERTY CONSULTATION:

Restyled Spaces & Home Staging Company will provide a comprehensive room-by-room walk-through with the seller (in-person or virtually) which includes a with a detailed report with all the recommendations, tradespeople and a basic colour consultation:

TOTAL TIME INVESTMENT:

2.0-2.5 hours – $325

(Max 3000 sq feet within Ottawa Area)


  • Complete review of the exterior presentation of the property to review curb appeal, tidiness of the overall property front, side and back.

  • A thorough walk-through of each room of the home;
  • We provide recommendations to the homeowner regarding:
    • Identifying an overall colour scheme based on the assets & determining areas of focus; ○ locate furniture, artwork, bedding, draperies that are to be removed from the property & locate existing items within the home that are to stay;

    • provide verbal advice as to the benefits of editing, angling furniture, removing furniture, adjusting artwork, adding accessories, etc… all with the intent to try to assist the seller that the changes are being made to attract what today’s buyers want to see.
  • A detailed written report is created for the client to work from, that is a room by room guide which includes:

    • Itemized list per room of changes to be implemented per discussion and or identified in walk through;
    • furniture placement details for each room (furniture rental info also provided if required);
    • lighting, window treatments adjustments, removal, additions, & guidance to get affordable replacements.
    • If painting or repairs are required – names of painting or renovation contractors will be provided, along with specific paint colour recommendations and defined areas to be painted.

Additional cost may be applicable for properties outside of the city limits or if additional time required.

Level 2: Consultation + Return Visit

(Preparation for Photos- No Inventory)

OCCUPIED PROPERTY – FOLLOW UP VISIT

Consultation: $325, Return Visit: $225

TIME INVESTMENT:

2-2.5 Hours (can increase if more time required)


  • Two of the members of the Restyled Spaces team would return to the client’s home with a full range of rental inventory including furniture, lighting, artwork, area rugs, etc…based on the rooms identified in the Staging Consultation Report as being the areas needed to create the best photos and most impact on the buyer. This would require movers & a moving truck.
  • Rental terms are for 30 days from date of delivery within the Ottawa area (to be discussed based on market conditions & location of property).
  • A separate detailed proposal would be sent to the Agent to accept, discuss options, pricing & delivery dates.

    This pricing includes: DELIVERY, INSTALLATION and PICK-UP (when the house sells & return to our warehouse)

Additional cost may be applicable for properties outside of the city limits or if additional time required.

Level 3: $600-$900 Inventory Rental (in addition to Consult)

OCCUPIED PROPERTY – FOLLOW UP with ACCESSORY & INVENTORY RENTAL

TIME INVESTMENT:

Max 3 hours


Restyled Spaces & Home Staging Company will revisit the client’s home once the sellers have completed their homework, with rental inventory that has been specifically selected to improve the presentation of the property.

Rental terms are for 30 days from the date of delivery within the Ottawa area (unless otherwise discussed).

  • As each client’s property is unique, we would prioritize which areas require the most improvement (based on most impactful areas to the buyer) and would concentrate on those areas with inventory that can be transported in the Stager’s own vehicle.

Examples of rental inventory:

  • 3-4 bins of accessories

  • 4 kitchen or dining chairs; OR/ a small kitchen table

  • 4 table lamps (with white shades) to compliment furniture; OR 2 table lamps,

  • 1standing lamp & 1 floor greenery

  • 5-6 pieces of artwork (various sizes)

  • Kitchen decor

  • 2 bags of toss cushions & throw blankets

This pricing includes: DELIVERY, INSTALLATION and PICK-UP (when the house sells & return to our warehouse)

Level 4: $1,000 - $1,500 Inventory Rental (in addition to Consult)

TIME INVESTMENT:

4- 5 hours

(Max 3000 sq feet within Ottawa Area)


  • One of the members of the Restyled Spaces team would return to the client’s home with rental inventory. Rental terms are for 30 days from date of delivery within the Ottawa area (unless otherwise discussed).

  • Inventory selected would be to enhance the key areas of the property important to the buyers and lack functionality or visual appeal. This package would include furniture along with other items to create a truly memorable experience for the buyers. This involves more items or larger items that require delivery with our Trailer or Moving Truck.

  • Examples of rental inventory:

    • 4 bins of accessories

    • Coffee table / end tables OR small kitchen table & chairs

    • Console Table / or 4 Dining chairs / or Dining Table

    • 2-4 Lamps as required

    • 6-8 pieces of artwork (various sizes)

    • Floor Greenery or Standing Lamp

    • 2 bags of toss cushions ○ Kitchen decor

    • 1- 2 sets of bedding

    This pricing includes: DELIVERY, INSTALLATION and PICK-UP (when the house sells & return to our warehouse)

Level 5: $1,500-$2,500 (in addition to Consult)

Consultation: $325, Return Visit: $225

TIME INVESTMENT:

4.5 to 7.5 hours


  • Two of the members of the Restyled Spaces team would return to the client’s home with a full range of rental inventory including furniture, lighting, artwork, area rugs, etc…based on the rooms identified in the Staging Consultation Report as being the areas needed to create the best photos and most impact on the buyer. This would require movers & a moving truck.
  • Rental terms are for 30 days from date of delivery within the Ottawa area (to be discussed based on market conditions & location of property).

$200 - Vacant Property Assessment + Proposal for Full Staging Plan


  • As each property requires different amounts of furniture based on the number of rooms, the size of each room, and layout, the Restyled Spaces Team would begin with a site visit to create the Staging Plan. A Vacant Property Assessment determines the style, colour, and scale of furniture, artwork, accessories, etc..that would be recommended for each room, based on an understanding of the demographic purchasing the property, and creating a plan to match what those buyers want to see in each space.
    A full detailed Inventory & Staging Proposal will follow within 48 hours of the site visit. The proposal indicates the costs to rent the inventory and includes all the factors involved in selecting, sourcing , packing, moving and installing the inventory on the date requested. The proposal will include details of the following costs:
    1. The Inventory Rental Costs (amount of inventory = breakdown of the cost per room)
    2. The Moving & Transportation costs (incl. transportation, movers, gas, insurance, etc..)
    3. The Set-up fees (how long will it take to set-up each room of the house & how many stagers are needed)
    4. The Packing and Removal costs (when the house has sold)
    If the seller or Agent proceeds with the full staging plan – this $200 fee is WAIVED

CONDITIONS:

These packages are in addition to the Staging Consultation, where one of the Restyled Spaces team has created the sellers staging plan. We do not offer consultations by way of photos or videos (unless specific circumstances prevent access to the property).
Payment for the Inventory Rental is due on the date of delivery. All costs shown above will be charged GST.
The circumstances of the sellers must be discussed prior to delivery for use and responsibilities of the inventory while placed, and a signed Inventory Rental Agreement will be required.
